Perhaps someone here can explain why 9 days after my son's offer on a house was accepted, with proof of funds & solicitors details sent across immediately, the EA has yet to send the Memorandum of Sale to his solicitor? That's a week of commuting from Derby to Sheffield that could have been saved.

This is a great idea - we have just spent £1000 & 3 months on an aborted transaction that would never had even begun had the information about lack of building regs been disclosed up front. Despite us saying as soon as it came to light "No regularisation, No sale' the solicitors merrily continued racking up the fees whilst sitting on the information. Quite disgusted with conveyancers actions through the whole process.

There is plenty of space to build in this country just too many nimbys. The only answer to sky high property prices and rentals is to build more homes.

Before stricter EPC targets are used for anything EPC assessments must be made consistent, fair and clear. At present the system is biased towards gas (a carbon fuel); penalises electricity (a clean fuel); hugely affected by cost of fuel (irrelevant when assessing 'green-ness') and is applied using assumptions and opinions in a way that is unclear to the owner. If yo agree that EPCs are flawed and unfair please sign my petition on the Govt website, number 559700

SDLT, CGT, IHT, Council Tax are all unfair because of the impact of your postcode. Anyone in the South will pay extra SDLT, CGT & IHT because property values are so high and anyone outside London pays disproportionately high Council Tax because there are more payers in London! All of these taxes should be revised to be fairer.

There has to be a tailing off not a cliff edge or there will be mayhem in the market - chains breaking, removers double booked, people sold but unable to leave property! Those sales already in progress should be allowed to complete SDLT free - how you draw that line I'm not sure!

Unless it makes a conveyancer stop sitting on documentation for 2 weeks before supplying it to the other side, I don't see how it can speed anything up!
